Listing photos are often a buyer’s first impression — and they stay attached to the listing for its entire life. A little preparation before the photographer arrives goes a long way.
Before photo day
- Schedule touch-ups early. Patch nail holes, replace burned-out bulbs and fix anything that catches the eye.
- Clean thoroughly. Windows, mirrors, floors, baseboards and countertops all show in photographs.
- Plan for pets. Arrange for pets, bowls, beds and toys to be out of sight during the shoot.
- Coordinate timing. Ask your photographer about the best time of day for natural light in your main rooms.
Room-by-room checklist
Living areas
- Remove most personal photos and collections.
- Straighten and fluff pillows; fold throws neatly.
- Clear coffee tables except for one or two styled items.
- Open blinds and curtains to maximize light.
Kitchen
- Clear countertops almost completely — small appliances, sponges, soap and paperwork.
- Remove magnets and notes from the refrigerator.
- Add one simple, fresh accent, such as a bowl of lemons or a vase of greenery.
Bedrooms
- Make beds crisply, with smooth duvets and layered pillows.
- Clear nightstands except for a lamp and one small accent.
- Store clothing, laundry baskets and chargers out of sight.
Bathrooms
- Remove toiletries from counters and showers.
- Hang fresh, matching towels.
- Close toilet lids.
Exterior
- Mow, edge and sweep walkways.
- Move cars, trash bins and hoses out of view.
- Style the front porch with a clean doormat and a simple planter.
Lighting
Turn on every light, including lamps and under-cabinet lighting, and make sure bulbs match in color temperature where possible. Consistent lighting makes rooms look warmer and more cohesive.
